This is not the actual format of the report, but it serves as an example of data contained in a Hypothetical Appraisal. A complete appraisal report runs from 20 to 50 pages and includes a variety of other information not contained in this sample.

THE APPRAISAL PROCESS

In making this equine appraisal, a Sales Comparison approach was used. The Sale Comparison approach has as its premise the comparison of the subject property with other similar equine that were advertised and sold:

From these recent orderly liquidation sales of similar horses, a composite figure was calculated which represents the Fair Market Value of the subject horse. In general, 2001 was considered a fair year for the Miniature Horse Industry.

DESCRIPTION OF EQUINE

The following is a description of the appraised equine, based on photos and information provided to me by the owner, XXXXX:

Louise – Grullo miniature mare, AMHA Registration # A XXXXX. Foaled May 1, 1997. (NOTE: AMHA Registration Certificate is “Temporary.” Miniature Horses are not eligible for permanent registration until they are 5 years of age.) Louise was ultra sounded and confirmed in foal to Brewer’s XXXXX, chestnut pinto, a miniature horse stallion of popular color and blood, in January 2001.  As of May 3, 2001, Louise was unshown. The mare was eligible to be shown in a variety of AMHA events. An on-site inspection of the subject was not possible. The subject equine died on May 3, 2001. She was cremated on the southwestern parcel of XXXXX’s property.

PEDIGREE RESEARCH NOTES

Louise has an "old style" foundation pedigree. I found no record of famous or noteworthy show horses in her immediate background.  Her pedigree is documented to only 4 generations and 16 registered ancestors. Ponderosa, Del, Ohio: all go back to Shetland Ponies. Dels Charlie Brown was a Flying W Farms stallion for quite awhile, lending credibility to the subject’s farthest documented lineage. On paper, I find the subject to be of average blood. However, her value lays in the stallion she to which she was bred.

The stallion, to which the subject equine was ultra sounded in foal, is “Brewers XXXXX.” While he has no particularly spectacular show-ring accomplishments himself, it is my opinion that this stallion possesses sought after, popular, winning bloodlines. The stallion is a son of NFC Nashville Thriller, and both a Tennessee Monashee and Orion Light Van't Huttenest grandson.  These three stallions were all National Champions. Tennessee Monashee threw ultra refined offspring and is no longer living, limiting the supply of his bloodline and increasing the value of horses possessing it.

Ascertaining the value of the unborn foal is quite difficult. Pedigree buffs and horse breeders alike will concur that being a son of a Champion is so much better than being a grandson.  There is a lot of dilution that can take place by the time a colt is a grandson.

Intended Use of the Appraisal:

This appraisal is to be used specifically to determine the Fair Market Value of the subject. The intended users of this appraisal are representatives of the XXXXX Oil Company, and XXXXX, along with any other persons so authorized by these two parties to use this appraisal as it pertains specifically to compensating XXXXX for the loss of the subject equine.

Purpose of the Appraisal:

The purpose of the appraisal is to estimate the Fair Market Value (based on orderly liquidation sales) of the miniature horse mare, Louise.
